The Applicant proposes rezoning the Property - which consists of 2,618.47 acres, more or less, inclusive of 20 parcels, and currently zoned a mixture of Agricultural, Industrial, Residential, and Commercial, to Planned Development – Mixed Use (PDM) (“PDM”) in order to develop a mixed-use project to be constructed over an approximate 40 year timeframe. The Property is more specifically depicted on the General Development Plan (GDP) which includes nine sheets that generally describe the Applicant’s plan to develop the Property, as does the enclosed Design Guidelines Manual (DGM). The Applicant has also volunteered various proffered commitments, including adherence to the GDP and DGM.  Other supporting documents include a Transportation Impact Analysis, Fiscal Impact Analysis, and an Economic Impact Analysis.

Planning Commission

A public hearing before the Planning Commission is scheduled for March 23, 2023. The meeting agenda (which will include the staff report for the application) will be available in the Agenda Center when published.
